Founded in 1972, Madigan & Getzendanner specialized in general civil litigation, administrative law, and ad valorem real estate taxation appeals. In succeeding years, the firm has concentrated its practice in all aspects of ad valorem real estate taxation. The firm currently represents several hundred properties in the greater Chicagoland area. The properties involved are primarily larger commercial, multi-family residential and industrial projects; i.e., office buildings, hotels, shopping centers, apartments, warehouses and parking garages.
In the firm’s experience, achieving equitable property tax assessments requires an amalgam of legal advocacy skills, valuation expertise and the ability to access assessing officials. While knowledge of the relevant law is mandatory, increasingly in today’s adversarial environment, litigation skills are of equal importance. In Illinois and nationally, taxing bodies have inserted themselves into the assessment process, not only challenging assessment relief sought by property owners but independently moving for increased assessments. Each of our client properties is assigned to a responsible attorney and each of our attorneys has extensive litigation experience. This insures that actions by taxing bodies will be vigorously defended and assessment reductions exhaustively pursued.
Valuation expertise remains the core of real estate tax practice, whether advising on potential tax impacts or actively contesting adverse assessments. Each of our attorneys and staff has an extensive background and training in property valuation, from service in an official assessing capacity, representation of assessment bodies, appraisal course work or real estate brokerage experience. The firm’s valuation expertise is enhanced through our extensive network with valuation professionals including appraisers, economic development consultants, forensic accountants, property managers and the real estate investment community. Additionally, we maintain a comprehensive in-house property database containing relevant information on all properties reasonably comparable to properties we represent. This database has proved invaluable in identifying and remedying non-uniform assessments.
